Total Concrete Structures & Outinord Keeps Things Moving Up in Atlanta
The Manhattan: Luxury Condominiums Right on Schedule
Atlanta, Georgia (September 28, 2005) – It's happening again. The Outinord Universal tunnelforming system is doing its part to keep a major construction project on schedule and within budget. Indeed, pace of construction at The Manhattan, a high-rise amenity-filled residential condominium home project in metro Atlanta, is right on target. Developers, contractors, and end users, alike welcome that sort of reliability, as projects completed on time translate into savings for all.
Potential cost-savings alone, however, did not drive The Manhattan's developers, Southeast Capital Partners, to specify the Outinord tunnelforming system. Southeast selected Total Concrete Structures and the Outinord tunnelform method because they produce high-quality structures that are energy efficient as well as sound, fire and weather resistant, and it offers construction workers unparalleled safety.
John Stull of Total Concrete Structures, LLC, is the concrete contractor for The Manhattan. Stull has four tunnelform projects on the books, including The Manhattan, and has completed four other projects, utilizing the Outinord tunnelform system. "Outinord is the Cadillac of tunnelforms," Stull says. "Their product is high quality and allows us to keep on, if not ahead of, schedule. And when it comes to engineering and service, nobody does it better than Outinord." Headquartered in Atlanta, Total Concrete Structures offers turnkey concrete frame services in Florida, Texas and Georgia.
Using the tunnelform system, Stull has discovered that it is easy to establish a daily construction cycle for any project, and that his employees have ample opportunity to develop expertise for their specific task. Outinord's tunnelform method is so efficient it often allows contractors to shave weeks, even months, from a typical project schedule. This is true of The Manhattan project where Total Concrete Structures has been able to cycle/pour every day almost from day one. With conventional methods, a 28-story tower would be poured at a rate of one floor per week. Using Outinord, Total Concrete is pouring almost two floors per week or seven floors per month at The Manhattan. The company is looking at a mid-January completion date – two weeks ahead of schedule – for completion of the 27-story shell.
Worker safety is as equally important to the contractor as the cost-savings and the end product. At no time on The Manhattan job site are workers exposed to an unprotected leading edge. As seen in the photo, there is permanent perimeter protection with complete guardrail protection at the top of the form, and guardrail and netting protection at the base of the form.
The Manhattan is one element in Atlanta's Perimeter Place, a 1 million-square-foot mixed-use development that will offer residents and retailers an exquisitely yet practically designed community in which to live, shop and work. When complete, The Manhattan will offer luxurious amenities and unmatched panoramic views of the Downtown, Midtown and Buckhead skylines.
Construction on the retail component of Perimeter Place is moving along as well. SuperTarget will open October 9th and Loehmann's, Ross Dress For Less, Office Max, Drexel and Henredon will follow soon. Perimeter Place will also offer patrons and residents a variety of dining options such as Mimi's CAFÉ, Fleming's, Bonehead's, Chipotle, Outback Steakhouse and Carrabba's. The 1 million-square-foot Perimeter Place is the most recent project for The Sembler Company, a leader in the urban revitalization and mixed-use initiatives across the Southeast.
